09 · MEP & Life Safety
Status: Planned
The MEP (mechanical, electrical, plumbing) and life safety scope covers everything that makes the building functional and code-compliant beyond the structural frame and envelope.
Electrical
The electrical scope is partially defined in the solar section. Additional needs:
- 100A subpanel fed from the existing 200A main service
- 12 GFCI receptacles distributed around the garage
- 240V/50A EV charger circuit (conduit to parking area)
- 240V/30A hoist circuit for the 1,000 lb trolley
- 6 LED high-bay fixtures for interior lighting
- 2 interconnected smoke/CO detectors
- Exterior light at the loading door
Mechanical / plumbing
No heating or cooling is currently planned for the garage (unconditioned storage space). Plumbing requirements are minimal:
- No water supply planned
- If a sink or hose bib is desired, this must be coordinated with existing plumbing and the sewer lateral
- Ventilation: natural or mechanical per code (to be determined based on use classification)
Life safety

Coordination needed
- Building/fire classification of the upper storage level (this drives many MEP and life safety requirements)

- Whether the EV charger triggers any additional electrical service requirements
- Ventilation requirements for enclosed storage space above a garage
